- 2025 set a new record, with transaction volumes reaching €41.2 billion (+22% YoY). This momentum continued into Q1 2026, when transactions reached a new quarterly record of €9.9 billion (+3.1% YoY).
- The Setúbal Peninsula recorded the highest year-on-year increase in residential prices per dwelling (+25%), reaching €293 thousand per dwelling.
- Median rent levels have kept a broadly steady value both in Lisbon Metro area (currently €14.4/sqm) and Porto Metro area (currently €10.1/sqm);
- National residential theoretical yields compressed to 4.86% in Q1 2026. Greater Lisbon area recorded the lowest theoretical yield at 4.50%, while Oeste and Tagus Valley registered the highest at 4.92%.
