Industrial and logistics (I&L) investment reached €498 million in Q3 2026, 63% of total Finnish commercial real estate volume. Trailing 12-month volume rose to €1,447 million, more than triple the prior-year level. Cross-border investors accounted for 64% of volume and the Helsinki Metropolitan Area (HMA) for 60%.
Prime yields held at 5.25% for logistics, 6.50% for warehouse and 7.50% for light industrial, although higher financing costs are weighing on pricing. Limited supply is driving competition for light industrial portfolios, and buyers are prioritizing covenant quality and lease length.
Catena completed the quarter's largest deal, acquiring 10 properties from Urban Partners for €191 million. Urban Partners also sold three DSV-let assets totaling more than 80,000 sqm to Logian. In addition, CBRE adviced on a sale of Barona Avialogis logistics property in Aviapolis, Vantaa. The property was acquired for the German open-ended real estate fund Deka-ImmobilienEuropa.
