Residential investment volume totaled approximately €73 million in Q3 2026 across two transactions, accounting for 9% of total investment. Cross-border investors contributed of all the volume, and the Helsinki Metropolitan Area (HMA) drew 82% of investment activity. Year-to-date volume reached €1.5 billion, more than twice the level of a year earlier.

Residential prime yields held stable at 4.50% in the HMA and 5.10% in Turku and Tampere. Higher interest rates have widened the gap between buyers' and sellers' price expectations, and with buyers remaining selective on asset quality, location fundamentals and operational performance, best-in-class products are seeing the strongest pricing.

Activity concentrated on mid-sized portfolio deals: Genesta acquired three residential assets with 142 apartments in Tapiola and Matinkylä, Espoo, from Bolivo. The acquisition was completed on behalf of the GNRE Core Plus Open-Ended Fund.
