In 2025, the Finnish healthcare investment volume during the first four months amounted to €284 million, marking an increase of 6% year-on-year. By the end of April 2025, the prime elderly care yield stood at 5.50%, while the prime childcare yield was at 6.00%.


Foreign investors are seeking investment opportunities in Finland's care market, with initial investments reaching hundreds of millions of euros. Swedish company Ambea is set to establish a significant presence in the market. The surge in investments is based on projections of a rapidly growing elderly population in need of care services by the 2030s. This marks the beginning of a new wave of investments, primarily driven by private care companies.


The largest transaction in the sector during 2025 was NCC's divestment of the forward-funded Cleantech Garden project in Espoo for ca. €80 million to Suohki, the social infrastructure company owned by Infranode, in March. Additionally, Nordisk Renting Oy acquired the modern 13,500 sqm social and healthcare center in Tampere from the City of Tampere for €43 million in April. The building is fully leased to the Wellbeing Services County of Pirkanmaa under a 20-year lease agreement.
